Fees To Landlords

SERVICES

Letting Only Service


Connections as Lettings Only Agents will:
Value the property and advise on expected market rental amount. Take particulars and photos and advertise the property as appropriate. If instructed on the Lettings Instructions attached. Arrange any Gas Safety, Energy Performance and or Electrical Inspection/Certificates. Arrange appointments with prospective tenants and conduct accompanied viewings. Carry out appropriate credit checks and references on any potential Tenant. Prepare the tenancy agreement and any further documentation including notices and sign the same on behalf of the Landlord. Collect the first month’s rent and security deposit from the incoming Tenant and pay the same rent to the Landlord less any commissions and or bills due.

 
Letting Only & Rent Collections Service


Connections as Letting & Rent Collection Agents will:
In addition to all the provisions and terms in the Letting Only Service. Collect the rent in accordance with the Tenancy Agreement including and extensions or further Tenancy Agreements or periods of holding over. Provide the Landlord either by email or post monthly statements of account. Any sums due to Connections from the Landlord(s) by way of the relevant service provided reimbursement of expenses or otherwise may be deducted from the rent received by Connections from the Tenant. Transfer monthly to the Landlord’s nominated bank or building society account the balance of the rent received from the Tenant after any appropriate deductions.

 
Full Management Service

Connections as Full Managing Agents will:
In addition to all the provisions and terms in the Letting Only Service and the Letting Only & Rent Collection Service.
Carry out quarterly inspections of the Property and report to the Landlord if necessary any defects and or remedial works recommended. Appoint and instruct independent qualified Contractors to carry out routine maintenance and equipment repairs and replacements as necessary. Hold a set of keys for the 
Property in a secure system and make them available to Connections approved Contractors or any other party authorised by the Landlord.

 

 

OUR FEES
 
Letting Only Service:


For a six month tenancy 60% Inclusive of VAT (50% + VAT) of the first month’s rent specified on the Letting Instructions or multiplied by the rent if different to that specified on the Letting Instruction subject to a minimum fee of £220.00 Inclusive of VAT to be deducted upon receipt of the first month’s rent from the tenant. Subsequent renewal or extensions to an existing tenant will be charged at 30% Inclusive of VAT of the rent specified on the Letting Instructions or multiplied by the rent if different to that specified on the Letting Instruction at six monthly intervals or part thereof to be paid to Connections by the landlord on the first day of any such extension. If after the initial six month tenancy the Tenant vacates early the Landlord shall be entitled to a pro-rata refund of the renewal fee from Connections. All Letting Only fees are quoted Inclusive of VAT. 

 

 
Letting & Rent Collection:


For a six month tenancy 60% Inclusive of VAT (50% + VAT) of the first month’s rent specified on the Letting Instructions or multiplied by the rent if different to that specified on the Letting Instruction subject to a minimum fee of £220.00 Inclusive of VAT (£200 + VAT) to be deducted upon receipt of the first month’s rent from the tenant and 6 % Inclusive of VAT (5% + VAT) to be deducted monthly on receipt of the rent from the tenant. Subsequent renewal or extensions to an existing tenant will be charged at 30% Inclusive of VAT (25% + VAT) of the rent specified on the Letting Instructions or multiplied by the rent if different to that specified on the Letting Instruction at six monthly intervals or part thereof to be deducted by Connections on receipt of rent on the first day of any such extension. If after the initial six month tenancy the Tenant vacates early the Landlord shall be entitled to a pro-rata refund of the renewal fee from Connections. All Letting & Rent Collection fees are quoted Inclusive of VAT.

 

Full Management:


The Full Management service fee is 12% Inclusive of VAT (10% + VAT) of the monthly rent collected as specified on the Letting Instructions or multiplied by the rent if different to that specified on the Letting Instructions to be deducted monthly on receipt of the rent. Connections will not charge the Landlord the Letting Only fee or the Letting & Rent Collection fee if the Landlord instructs Connections to provide the Full Management Service.  All Full Management fees are quoted Inclusive of VAT.

 

 

Digital Inventory:


One Bedroom Property £48.00
Two Bedroom Property £72.00
Three Bedroom Property £96.00
Four or more Bedroom Property £120.00 + £12 for each additional bedroom over 4 bedrooms and £12 for additional reception rooms.
All Digital Inventory fees are quoted Inclusive of VAT.

 

 

Sale Commission:


In the event that the Landlord enters into an Agreement for the sale of the Property to an existing Tenant introduced by Connections then a sale commission fee becomes due and payable to Connections by the Landlord by way of a separate sale agreement. The sale commission will be 1.2% Inclusive of VAT of the purchase price.:

Deposit Registration:

In all cases, there will be a charge of £48 (£40 + VAT) to register the deposit at the start of any new tenancy.
